Welcome to XU Lifestyle! We are delighted to have you as part of our co-living community. Our mission is to create a harmonious and enjoyable living environment for everyone. To achieve this, we have outlined some friendly guidelines that promote respect, responsibility, and cooperation among all tenants.

These guidelines are designed to ensure the integrity of our community, the well-being of our property, and the comfort of all residents. By following these tips, we can maintain a positive and supportive atmosphere where everyone can thrive.

Housekeeping and Maintenance

1. Sharing Chores and Bills: Volunteering and agreeing on household chores, like grocery shopping, general upkeep, and paying bills, can make life easier. It’s handy to settle bills every month.
2. Respecting Products and Amenities: Handle shared items with care. Be mindful when using common amenities, like the television, to ensure everyone gets their fair share of enjoyment.
3. Housekeeping Considerations: Our housekeeping service is available (except on Sundays and 8 public holidays a year). Please don’t leave partially consumed food in common areas or bedrooms. Treat our housekeeping staff with respect and communicate with them if any issues arise. For unresolved concerns, reach out to support@xulifestyle.com.
4. Cooking and Cleaning Together: Cooking can be a delightful and therapeutic activity, but cleaning up afterward is just as important. Soak dishes in water before washing to make cleaning easier.
5. Maintaining Clean Spaces: Keep your rooms and common areas tidy. You can request deep cleaning for your room at a nominal cost. For extra cleaning after celebrations, inform housekeeping.
6. Deep Cleaning Service: Take advantage of our deep cleaning service available at actuals. This helps maintain a hygienic living environment.
7. Housekeeping Schedule: Housekeeping staff arrive within an agreed time frame. If you miss their visit, you won’t have cleaning service for that day.
8. Friday Night Parties: Enjoy your Friday night parties but ensure cleanup by Saturday noon. Tipping the housekeeping staff for extra cleaning is appreciated.


Waste and Resource Management

1. Responsible Waste Management: Please segregate dry and wet waste responsibly.
2. Fridge Etiquette: Use the fridge thoughtfully and avoid letting delivered foods sit for more than 48 hours.
3. Sustainability Practices: Reduce energy and water consumption, recycle, and use sustainable products. Use resources responsibly for the greater good of the environment.


Social and Community Etiquette

1. Enjoying Music Considerately: Music is wonderful, but please keep the volume at considerate levels, especially during odd hours. Respect any noise concerns from flatmates or neighbors.
2. Respecting Non-Smoking Areas: Smoking is prohibited inside the house (allowed only on private balconies). Please respect this rule and any objections to passive smoking from neighbors.
3. Mindful Language: Be considerate with language. Avoid using foul language loosely to maintain a respectful environment.
4. Celebrating Together: Inform your roommates in advance about birthday parties or other celebrations. Notify neighbors and security if necessary and provide a contact number for any noise concerns.
5. Respecting Privacy: Knock before entering shared rooms and use headphones for personal audio.
6. Cultural Sensitivity: Be respectful and considerate of different cultures and backgrounds. Promote an inclusive environment where diversity is valued.
7. Visitor Policy: Obtain consent from your flatmates before having visitors. Be transparent about visiting hours and overnight stays. Ensure that visitors respect the house rules.


Financial Responsibilities

1. Managing Bills Together: Use apps like Settle Up or Splitwise to track shared expenses and ensure personal consumables aren’t billed to others. Share grocery expenses fairly and upload receipts for transparency.
2. Utility Payments: Tenants are responsible for their share of utility bills (electricity, water, internet, etc.) if applicable. These should be paid promptly to avoid service disruptions. Any unpaid utilities will be deducted from the deposit at the end of the tenancy.
3. Non-Payment Penalties: Repeated failure to pay rent or shared bills on time may result in additional penalties or legal action. The company reserves the right to terminate the lease agreement if financial responsibilities are not met.
4. Financial Disputes: Any financial disputes between tenants should be resolved amicably.


Security and Emergency Procedures

1. Security Measures: Ensure the security of yourself and your belongings. Lock doors and windows, do not share access codes or keys, and report any suspicious activity.
2. Emergency Procedures: Be familiar with society guidelines for emergencies, such as fires, medical emergencies, or security threats. Act accordingly in case of an emergency.


Policies and Compliance

1. Utilizing the Servant Room: The servant room is available for staff or storing valuable items by apartment Owners. The company would be at discretion to access the same if the tenant needs the same.
2. Housekeeping Insights: XU may take photos through housekeeping to address any concerns about workload or hygiene.
3. Notice Period Cooperation: During the notice period, please keep the house accessible for potential tenant viewings between 9 am and 9 pm with one hour's notice. You may keep the personal cupboard and drawers locked during your absence.
4. Addressing Concerns Discreetly: Management addresses concerns raised by roommates with discretion. Both the complainant and the respondent will be given equal opportunity to be heard, and concerns will be resolved based on a thorough investigation. If the matter is beyond the company’s scope, the involvement of the society association, police, or legal personnel may be necessary.
5. Possession of Illegal Substances: If a tenant is found in possession of any illegal substances, immediate action will be taken by the company. The company is obligated to file a First Information Report (FIR). The findings from the investigation and any subsequent legal proceedings may lead to the cancellation of the contract.
5. Conflict Resolution: Establish a clear process for resolving conflicts among roommates or with neighbours. Encourage open communication and provide resources or contacts for mediation if needed.
6. Pet Policy: Tenants are strictly prohibited from keeping any pets, including but not limited to dogs, cats, birds, reptiles, or any other animals, within the premises without the prior written consent of the company. Any violation of the pet policy may result in penalties, including but not limited to fines, termination of the lease agreement, or eviction from the premises. 
7. Sharing Common Amenities: Please keep common amenities, like dining chairs and tables, in shared spaces. Return them promptly if borrowed.
